There are three purchase/refund plans (Partner Plan, 90% Guaranteed Plan, Income Preservation Plan). Each resident receives a Life Estate Deed and a refund upon vacating according to the plan terms.

The club fee covers maintenance of common areas, 24-hour concierge/emergency response, valet parking, utilities, cable TV, various amenities, and lifestyle programs.

Yes — residents generally can make interior changes, updates, and customizations (within community guidelines). Major renovations or structural changes may require approval from management.

Some utilities may be included (e.g. water, sewer, trash), but others (e.g. electricity, cable, internet) may be billed separately according to usage.

Residences range in size from approximately 984 to over 2,900 square feet depending on the plan. Prices vary—two-bedroom units may range from about $937,000 to $1.5+ million (estimates from listings).
